Daily-Weekly Goals and Call Tracking – This spreadsheet will help you keep track of your daily and weekly progress throughout the month, and help you stay on track with your real estate wholesaling business.

Seller Call Questionnaire – The questions to ask a motivated seller when they call you to ensure you get the most important information about a possible wholesale property.

Call Tracking Log – The log to keep track of how many calls you make and receive, as well as # of offers made.

Deal Analysis Worksheet – The sheet use input the property details into for your records.

Offer Worksheet – The sheet used to figure out what offer you should make on a property.

Inspection Report – Use this to figure out the expenses for fixing a property up. Also works as a negotiating tool when asking the homeowner for a lower price, and is your document to verify that a property “failed inspection” if you cannot find an end buyer during the inspection period.

Investor Flex-Option (Homeowner) – Use this when a homeowner is not comfortable going into “hard contract” and letting you tie up their property without the intention of buying it yourself.

Investor Flex Option (Partnering)– Use this when partnering with another wholesaler on a deal when they don’t want to let you tie up a property with a “hard contract”.

Property Requirements Sheet (Partnering) – Send this sheet to other wholesalers when they have a property they want you to partner with them on selling.

Voice Mail Script – This is the message to record for your phone that motivated sellers will call.

Sample Radio Script – Use this when you have a large enough advertising budget to do radio ads.

Bandit Sign Contractor Agreement – Use this independent contractor agreement with the person you hire to place bandit signs for you.

Bandit Sign Placement Report – Use this to verify where your contractor placed the bandit signs (actually drive out to check that they have been placed).

    Regarding the Affidavit of Memorandum, does the seller have to sign the document before I take it to the Recorders office? Should I have a notary visit the owner in order to have the doc signed before the notary? Thanks for you response in advance
